Questions and answers

The most common questions about The Boon. Can’t find yours? Write to us and we will answer.

Ask your question
  • What apartments does The Boon offer?

The Boon has 60 fully furnished apartments on four floors: studios of 32.47 m², one-bedroom apartments of 43.56, 45.33 and 54.09 m², and two-bedroom apartments of 64.31 m². All floor plans are in the Floor plans section.

  • How many apartments are available now?

The current availability is shown live in the Available apartments section, where free apartments are outlined on the floor plan. The figure comes from our records and updates automatically. A manager will confirm the status of any apartment you are interested in.

  • When will the project be ready?

The handover is planned for Q1 2028. The building permit (No. 1972/2569 of 3 September 2026, Koh Samui municipality) and the environmental approval (IEE) have been received.

  • What forms of ownership are offered?

Two forms: Freehold (within the quota for foreign owners) and Leasehold. Leasehold is a lease registered for 30 years with the rent prepaid in full and no further rent payments, with possibility of extension 30+30+30 without additional payments. Which option fits you depends on your situation, so we walk you through it together with the project documents and recommend independent legal advice.

  • Can a Thai citizen buy an apartment at The Boon?

Yes. Thai citizens can own an apartment in a condominium without the quota that applies to foreign buyers. Foreign buyers can acquire apartments within that quota or take a lease registered for 30 years. The details depend on the status of the buyer (for example, a company with a majority of foreign shareholders is treated as foreign), so we explain them together with the project documents and recommend independent legal advice. Write to us and a manager will help.

  • Can a foreigner buy an apartment on Koh Samui?

Yes. Foreign buyers can acquire apartments in a condominium within the quota set for foreign owners, and a lease registered for 30 years is available as an alternative. The rules depend on your situation, so we explain them together with the project documents and recommend independent legal advice before you decide. Write to us and a manager will help.

  • What is the difference between Freehold and Leasehold?

Freehold is ownership of the apartment, within the quota for foreign owners. Leasehold is a lease registered for 30 years with the rent prepaid in full and the possibility of extension 30+30+30 without additional payments. Both forms are offered at The Boon, and we help you compare them for your case.

  • What are the steps of buying an apartment?

You choose an apartment and reserve it under a reservation agreement. Then you receive the draft of the main agreement together with the project documents and sign it. Payments follow the stages of construction. At handover the ownership or the lease is registered at the Land Office.

  • Do I need a lawyer, and what should I check?

We recommend independent legal advice. Before signing, check the rights to the land, the building permit (No. 1972/2569 of 3 September 2026), the environmental approval (IEE), the registration of the developer and the draft agreement. We send the project documents in advance.

  • Can I pay from abroad?

Yes. Payments are made in stages by bank transfer, including from abroad in foreign currency. The exact procedure depends on the form you choose, and a manager explains it step by step.

  • What are the prices and the payment terms?

Prices depend on the apartment and are provided on request. Payment is made in stages linked to construction progress: reservation, signing of the contract, then payments at key construction milestones up to handover. A standard schedule exists, and individual terms are possible. Choose an apartment on the plan and press “Ask for price and terms”, or send the form below: we reply within one business day.

  • How do I reserve an apartment?

An apartment is reserved under a reservation agreement. After that you have 14 days to sign the main agreement; its draft is sent to you in advance together with the project documents. If the developer does not meet its obligations, the reservation payment is refunded. Write or call us, and a manager will walk you through the steps.

  • What other costs are there after purchase?

Monthly maintenance fees and the reserve fund for major repairs are provided on request.

  • Is there a warranty?

Yes. The developer gives a 5-year warranty on the building structure and a 2-year warranty on fittings and equipment, counted from the registration of the condominium.

  • What amenities are there?

A swimming pool with a lounge area, a fitness room, a children’s playground, landscaped grounds, parking, a café, a reception area and housekeeping and service.

  • Where is the project located?

In Bo Phut, in the north-east of Koh Samui, about 200 m from the ring road. By road: Fisherman’s Village 2.4 km, Bangkok Hospital Samui 3.6 km, Chaweng Beach 4.1 km, Samui Airport 4.8 km, Big Buddha 5.3 km (approximate distances).
